Our services are fully customized for you and your property’s requirements. Choose from our flexible plans, including weekly, biweekly, and monthly checks. We leverage cutting edge software to meticulously document our checks, providing you with comprehensive reports and visual records. Minor maintenance tasks are proactively addressed during our inspection, ensuring that small issues don’t escalate into major problems. We believe in working closely with you to develop and implement a plan with your approval to resolve any concerns that may arise.
Partner Andy Epstein has achieved the designation of Certified Home Watch Professional and has graduated from the NHWA’s Home Watch Boot Camp training program. Only a small percentage of Home Watch individuals are awarded this designation. My Home Watch Concierge believes investing to achieve this designation and training provides greater value to our clients.
Exterior:
- Visual inspection of the exterior of your house.
- Check all balconies, decks, railings, roofs, gutters, and outdoor stairs.
- Check for Vandalism, Theft, or Damage.
- Remove any trash or debris.
- Check Patio and Deck areas.
- Check Front and Back Yards.
- Check Landscaping, Lawn, and Pest Control Issues.
- Inspect HVAC Equipment, Sprinkler, Exterior Lights.
Interior:
- Pick up and secure any mail, packages, or delivery items.
- Bathrooms: Run water in sinks, flush toilets, clean as needed, wipe dry, and add baking soda if needed. Check for leaks.
- Kitchen: Run water in the sink, run garbage disposable, wipe dry, and add baking soda. Check for any leaks under the sink and water line to the refrigerator/ice maker.
- Check the Temperature of the Freezer and Refrigerator.
- Check the Water Filter & replace it as needed.
- AC/Water Heater: Check for any leaks. Check filter & replace as needed; annually.
- Keyless Electronic Locks, Smoke & CO2 Alarms, Security System—Replace Batteries as needed
- Water Indoor Plants (per request)
Key Holder
Why burden your neighbors or friends with key-holding responsibilities when our dedicated service team is available to ensure secure access when needed while keeping your keys in a safe and monitored location when not.
Our bonded and insured Service Team is available for:
- Contractors and Service Technicians perform routine maintenance or repairs at your home or condo.
- Accepting delivery packages and mail with forwarding service
- Security Alarm response 24/7
Vehicle Checks
- Inspect Garage
- Start Cars or Golf Cart
- Tire Pressure Check
- Fuel Level Check and add as needed
- Coordinating Washing and Detailing
Storm Preparations
- Pre-storm inspection and planning: determine specific needs and develop a plan, confirm materials needed are on site and in good condition.
- Pre-storm preparation: Notify when forecast warrants, install shutters if required or close existing shutters, and secure furniture, grills, and any loose items. Room Photos.
- Post Storm assessment and report: Home Watch inspection with extra attention to possible water and wind damage. Report any damage and coordinate inspection with the insurance company. Remove shutters and reset outdoor items.
Project Liaison
Our role as Project Liaison ensures that your projects are managed professionally, with a keen eye for detail and quality.
If you own an Investment Property used for Short Term Vacation Rentals or own a Vacation Home, we recommend the following additional services:
Arrival Preparations
Instead of spending the entire day getting your house ready to enjoy, arrive at a house waiting for you!
No more spending precious vacation hours on house preparations. With our Arrival Preparations, your home is ready for relaxation the moment you arrive.
Plug in:
- Washer & Dryer-run rinse cycle in washer
- Lamps, TVs, Game Consoles
- Small Kitchen Appliances.
Reset:

Departure Service
Make the most of your time, even up to your departure, We will handle all the interior and exterior task ensuring that your home is properly closed up and ready for your next visit.
Store and Secure:
- Non-Perishable Food and Beverages.
- Any open packages needing to be placed in storage containers or freezer bags stored in the freezer.
- Complete inventory of items for future Grocery orders.
- Outdoor Items: Grill (cleaned) turn off the propane and remove tanks, Furniture, and Yard and Beach items (hoses, sprinkler, chairs, boards, floats, etc.)
- Properly store Propane Tanks, Gas Cans, and Charcoal

Cleaning Service
Professional Cleaning of the Entire Home with special attention given to:
- Bathrooms: Toilets, Sinks, Tubs & Showers. Close lids on toilets to reduce water evaporation
- Bedrooms: Bed linens removed, washed, and replaced
- Towels: washed and stored
- Kitchen: Clean Oven, Stove top, Sink. Put Baking Soda in Garbage Disposal, remove all perishable items from the Refrigerator/Freezer, Empty the ice, Turn off Ice Maker
- Small Appliances: Cleaned and Stored Toaster, Blender, Mixer, Crock Pot, Coffee Maker
- Remove all trash-secure outdoor trash cans
- Sweep/Vacuum/Mop or Steam Floors
- Dust Furniture, Shelves, Ceiling Fans, Blinds and Baseboards
Grocery Concierge
Groceries, Beverages, Flowers, Balloons, whatever you need, consider it done!
- Restock items as requested.
- Purchase fresh flowers, gifts, or special occasion decorations.
Visitor/Renter Service
With our Visitor/Renter service we conduct a comprehensive home watch inspection to ensure all doors are locked, trash is removed, and no personal items are left behind, as well as ensuring all essential items are accounted for and working properly, so your property is ready for the next guest. We’re always on call to address any requests from your visitors or renters promptly and efficiently enhancing their overall experience.
